Gousia
House Building Cooperative Ltd (GHBC)
is a cooperative society registered with the government to provide solution for
residential accommodations in the state of J&K in general. GHBC has already
undertaken independent housing projects (Cooperative colonies) in
Srinagar. GHBC strongly
believes in providing quality housing solutions with maximum facilities and
wide road networking. One of the prestigious projects under construction is
Highland Enclave, Cooperative Housing Colony, Gogoo Humhama.
The
Project:
Chinar
Apartments, a dream project of
Gousia House Building Cooperatives Ltd, J&K Srinagar. Chinar
Apartments is the first private sector project approved by the competent
authorities for construction in
Kashmir
province. The foundation of the first block has already been
laid. The project site is situated at Rawalpora near Quyoom Colony. The
access road is done up and motorable in all weather conditions. Chinar
Apartments will initially have 4 storied 3 blocks with capacity of 48
apartments. Chinar apartments will have atleast 60% green area for landscaping
and parking etc. Besides, the residents will also have facilities of Mosque, a
departmental store for all essential supplies at discounted prices, security
and single entry and exit points for added security. Chinar apartments will
also have the-first-of its-kind a house keeping department to take care of
daily house keeping and other help for residents. After the expansion program,

The
pricing:
Despite the advantage of the posh area of
Rawalpora, accessibility to the market, better roads, high frequency of public
transport, close distance to Lal Chowk, Secretariat, Airport and the Railway
station, we have priced the apartments very reasonably from Rs.19 lacs to 25
lacs 90%/100% finished apartment, it’s a deal.
Booking:
25% payment is to be made for booking of the
apartment. The balance 75% payment is to be made within 20 months by equal
monthly installments. The possession of the apartment will be given after 20
months. All bookings will be done on first come first serve basis. The company
(GHBC) can accept or reject any booking application without assigning any
reason thereof. Booking forms along with other relevant information are
available at our H.O. GHBC, New Shopping Mall, Hyderpora-Bypass Road, crossing,
2nd floor, Room No. 8. All the payments are to be made by
cheque/s/D.D's payable to M/S Gousia House Building Cooperatives Ltd, J&K
Srinagar. No cash transaction with anybody whosoever will be entertained. GHBC
and its board of directors will not be responsible to any kind of deal done
with any unauthorized person/s.
Refunds:
The booking amount is non-refundable. However,
under certain circumstances, the board can consider refund of amount deposited
in full or partly after scrutiny. However, no interest shall be payable on the
amount deposited irrespective of the period of deposition.
Disputes:
All the disputes are subject to the
jurisdiction of the Arbitration Committee of the “Housing Co-operative”
Srinagar, Kashmir, J&K whose decision shall be final and binding upon both
the parties.
Eligibility:
Only the permanent residents of Jammu and
Kashmir state are eligible for booking and allotment of apartments. No booking form or amount shall
be accepted without the photocopy of PRC. Nevertheless, the original PRC shall
have to be produced by the customer as and when asked to do so for relevant
purposes.
